OP <br /> ORDINANCE NO. 3278-12 �'�� <br /> An Ordinance Amending the Comprehensive Plan and <br /> Rezoning the Property Located At 19th Avenue SE and 120th <br /> Street SE, Amending Ordinance No 2021-94, And <br /> Ordinance No. 1671-89,As Amended <br /> The Firehouse Rezone <br /> WHEREAS, the City of Everett adopted a new Comprehensive Plan in August, 1994, in <br /> conformance with the Washington State Growth Management Act, and <br /> WHEREAS, the Growth Management Act, codified as Chapter 36.70A, allows for <br /> comprehensive plans to be amended on an annual basis, and <br /> WHEREAS,the City of Everett initiated its 2011-2012 annual comprehensive plan amendment <br /> process in July of 2011, which included consideration of Land Use Map amendments and rezone <br /> applications initiated by property owners or the City Planning Commission, and <br /> WHEREAS, the subject property was at one time in public ownership (Fire District# 1), but has <br /> since been purchased by the applicant, a private entity, and <br /> WHEREAS,the applicant has requested an amendment of the Comprehensive Plan map <br /> designation from 1.6 (Multiple Family) to 4.1 (Neighborhood Business) Exhibit A, and a change <br /> in zoning from R-3 (Multiple Family) to B-1 (Neighborhood Business), Exhibit B, and <br /> WHEREAS, city staff did meet with the Silver Lake Neighborhood on January 2, 2012 and with <br /> the applicant various times to discuss the proposal; and <br /> WHEREAS, Planning Commission held a public hearing on the matter on March 6, 2012, at <br /> which time the Commission invited public testimony, heard staff's presentation, and considered <br /> the various aspects of the proposal before recommending approval of the proposed changes. <br /> - 1 - <br />
