Ted Budden <br />To: Donald Cunningham <br />Cc: Tony Lee <br />Subject: 12222 19th Ave SE. <br />Don, <br />Here is a brief inspection summary I have prepared based on my observations and research of the apartment building <br />located at 12222 19th Ave SE. visited with you this morning. <br />Observations: <br />1. An apartment unit has been created without required permits and approvals in a space that was originally <br />constructed for use as an office. <br />This alteration of the building without required approvals is a violation of section 106.1 (Unlawful Acts) and section <br />108.1.4 (Unlawful Structure) of the International Property Maintenance Code. The alteration and occupancy of the <br />apartment without required approvals is also a violation of section 114.1 (Unlawful acts) and section 105.1(Permits <br />required) of the International Building Code. <br />2. The creation and alteration of this apartment unit included alterations to the electrical, plumbing, mechanical, and <br />building systems. <br />Deficiencies and code violations to these systems were observed during this site visit, including but not limited to hot <br />water tank incorrectly installed, penetrations of occupancy separation fire wall without required protection, mechanical <br />equipment incorrectly vented, electrical system altered and missing required features. <br />This building because of the alterations and code violations is defined as an Unlawful Structure (IPMC section 108.1.4) <br />I encourage and support enforcement action to abate these violations. <br />Thank you for the opportunity to provide assistance in this matter. <br />Rega rds <br />Ted Budden <br />
