November 10, 2005 <br />Craig Bernhart <br />22725 44ti' Ave W <br />Mountlake Terrace, WA 98043 <br />Subject: Convert Single Family Residence to Duplex <br />Dear Mr. Bernhart, <br />This letter is a follow up to our site inspections done on October 27, 2005 and our <br />telephone conversation yesterday. <br />The corrections noted during the site inspection were; <br />Building inspector: <br />1. Garage/house lacks fire separation <br />2. Handrail at exterior stairs to upper unit missing <br />3. Smoke alarms — inoperable or missing <br />4. Electrical / mechanical requirements <br />5. Egress windows <br />6. applicant indicated desire to convert existing garage into bedroom. <br />Electrical Insp ector: <br />1. Each occupant requires ready access to overcurrent devices for their <br />occupancy <br />2. Have licensed electrical contractor check and repair electrical devices and <br />system. <br />Mechanical / Plumbing Inspector: <br />1. Must have 2 separate gas systems with shut-off. <br />2. Each unit must have its own water system and shut-off. <br />3. Hot water tank for each unit. <br />4. Proper combustion air for boiler <br />5. Mechanical room to have sealed door and insulated walls (so no cold air <br />enters the house) <br />6. Remove screen on dryer ducts outside <br />7. Range hoods to duct to outside <br />8. "B-vent" to have proper clearance <br />9. R.P.B.A. for boiler to be tested and after first test it has to be tested once <br />every year. <br />
