These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2012 International Building Code,) (2012 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2012 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested, along with a reduced set of plans no larger than 11" x 17". 1. The plans need to be darker so as to be legible. 2. All rooms shall be labeled for the existing use and/or the proposed use. 3. Label all windows as existing or new. Show the size of all new windows on the plan view. 4. Provide smoke alarms as required per Section R314 International Residential Code (IRC). Show on plans. 5. Provide carbon monoxide alarms as required per section R315 IRC. Show on plans. 6. Text on drawings is too small and illegible. Enlarge text (1/8" min.) and darken. 7. Label all braced wall panels per Section R602.10 IRC. 8. Provide wind and seismic analysis prepared by a licensed structural engineer.
