The 1970 UBC limited ceiling openings to 100 square inches for any one hundred <br />square feet of fire -rated ceilings (Section 4303) and dampers were not required. For any future discussions, I believe that <br />the IPMC would direct us a different route with a Level 3 alteration. <br />We will continue to process the permits. Based on the scope of work proposed at Trailside and <br />Parkside our understanding is that the classification of work falls under Level 1 alterations (Section 503 and Chapter 7). <br />Section 703.1- Fire Protection, notes "Alternations shall be done in a manner that maintains the level of fire protection <br />provided." As the project was originally constructed in 1970 it is difficult to confirm what, if any, fire -resistance rating <br />was required for floor -ceiling assemblies between residential units. The record drawings we have for the project show <br />2x12 sawn floor joists with a plasterboard ceiling finish of unknown thickness, 5/8" plywood subfloor, and 1-5/8" light <br />weight concrete topping but do not call out a fire -rating. <br />As the existing bathroom fans do not feature a ceiling radiation damper, I would argue that an in -kind replacement in <br />units - such as is proposed - does not make the building any less safe than its existing condition and "maintains the level <br />of fire protection provided." <br />Please review and let me know the City's position. <br />Thanks, <br />Dean <br />Dean A.
