STORMWATER SITE PLAN <br />EVERETT COMMUNITY COLLEGE HOUSING - BROADWAY <br />MR2: CONSTRUCTION STORMWATER POLLUTION PREVENTION <br />SEPTEMBER 11, 2015 <br />PAGE 4 <br />Everett Community College Housing project located at the SW corner of the intersection of <br />North Broadway and 10th Street, see Figure 1: Vicinity Map. The site consists of three tax <br />parcels, (00385422101700, 00385422101800, 29051700204700), each currently containing a <br />single family house, two of which have garage buildings, see Figure 2: Existing Site Map. <br />The proposal is to remove the existing structures and redevelop the site as a multi-story <br />building for students at Everett Community College. Nine parking stalls will be constructed <br />along the alley to the west. See Figure 3: Developed Conditions. <br />The construction site has the following characteristics: <br />Disturbed Area: 16,900 sf <br />Soil Type: Gravelly sandy loam <br />Average slope: 5% <br />Critical Areas: None <br />1. CONSTRUCTION STORMWATER POLLUTION PREVENTION ELEMENTS <br />A Construction Storm water Management Plan has been prepared as part of the construction <br />drawings and is submitted for review and approval by the City of Everett. The 12 Required <br />Elements are addressed as follows: <br />Element #1: Mark Clearing Limits <br />The construction plans delineate the limits of the clearing for the site. These will be located in <br />the field prior to clearing taking place. <br />Element #2: Establish Construction Access <br />With nearly the full site dedicated to building construction, no construction access is feasible. <br />Access will be from the alley and exposed surfaces between the building construction and the <br />alleyway will be stabilized with rock. <br />Element #3: Control Flow Rates <br />The site has no requirement to control flow rates <br />Element #4: Install Sediment Controls <br />The construction sequence lists the schedule for installation of erosion control measures. <br />Element #5: Stabilize Soils <br />In planting areas the exposed soils will be stabilized per the Landscape Plan prepared for the <br />project. The building will stabilize most of the site.
