Geotechnical Report - Revised
Proposed Apartments: 1002, 100b, and 1008 Broadway Street, Everett, Washington
May 12, 2015
3.3 SOIL CONDITIONS
For a deiailed description of the subsurface conditions encauntered at each exploration
location, please refer to our boring logs provided in Appendix A. The stratigraphic
contacts indicated on the boring logs represent the approximate depth to boundaries
between soil units. Actual transitions between soil units rnay be more gradual or occur at
different elevations. The descriptions of groundwater conditions and depths are likewise
approximate. The following is a generalized description of the soils encountered in the
borings.
TopsoiL• At our boring locations, we encountered 6 to 12 inches of topsoil
comprised of loose, silty sand with organics. The topsoil was characterized by its
dac-k brown colot•, loose consistency, and the presence of abundant roots and organic
debris. This soil layer is not considered suitable for support of foundations, slab-on-
grade floors, or pavements. In addition, it is not suitable for use as structural fill, nor
should it be mixed wth materials to be used as structural fili.
Fill: At the locations of Hand Augers HA-2 and HA-3, we encountered a surficial
layer of fill overlying the native soil. This fill consisted of silty sand with gravel
containing organics consisting of topsoil. Thc fill ranged from 1'/2 to 2%2 feet thick
Vashon Till (Qvt): Underlying the topsoil and fill at the locations of HA-2 and I-iA-
3, we encountec-ed medium de3ise to very dense silty fine to medium sand with gravel
which we classified as Vashon TiIL The upper approximately two to three feet of
the till unit was weathered and medium dense. The till graded to dense to very dense
at two to three feet below grade. All of oui• borings encountered refusal in very
dense glacial till at 6 to 8 feet below grade.
Our subsurface desci•iptions are based on ihe conditions eiicauntered at the time of our
exploratioi. Soil conditions between our exploration locations may vary fi•om those
encountered. The nature and extent of variations between our explaratory locations may
not become evident until construction. If variations do appear, PanGEO should be
requested to reevaluate the recommendations in this report and to modify or verify them
in vriting piior to proceeding with earthwork and construction.
IS-Olfi IOOF 13rotdcay, Rcvucd iaTE' 4 }iliU, nC.
