39. ENTIRE AGREEMENT. This Lease represents the entire agreement between the <br /> parties and supersedes all other agreements and representations made prior hereto. No <br /> amendment hereof shall be binding on either party unless and until approved in writing by both <br /> parties. <br /> 31. SEVERABILITY. If any provision of this Lease or any application hereof shall be <br /> found to be invalid or unenforceable, for any reason, the remainder of this Lease and any other <br /> application of such provision shall not be affected thereby. <br /> 32. INSOLVENCY. If Lessee shall file a Petition in Bankruptcy, or if Lessee shall be <br /> adjudged bankrupt or insolvent by any court, or if a receiver of the property of Lessee shall be <br /> appointed in any proceeding brought by or against Lessee, or if Lessee shall make an assignment <br /> for the benefit of creditors, the Lessor may, at its option,terminate this Lease. <br /> 33. BINDING EFFECT. This Lease shall be binding upon the parties hereto and upon <br /> their respective representatives, successors and assign. <br /> 34. VENUE. This Lease shall be administered and interpreted under the laws of the <br /> State of Washington.
