Please review and respond to the <br />comments below. These comments address building issues only. Additional revisions or additions may be <br />required by other departments (such as Utilities, Planning or Fire). All references refer to the 2012 <br />International Buiiding Code (IBC), the 2012 International Fire Code (IFC), the 2012 International <br />Mechanical Code (IMC), and the 2012 International Energy Conservation (IECC), as amended by the <br />State of Washington and adopted by the city of Everett. The current IBC referenced standard for <br />accessible design is the 2009 ��Accessible and Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal <br />ADA, FHA, and HUD regulations and standards, including the Fair Housing Accessibility Guidelines may be <br />more restrictive. <br />In order for the processing of your application to continue, it will be necessary to provide the <br />Building Division with two complete new sets of construction documents reflecting the <br />corrections requested. <br />1. IBC 2902.2 (state amendments) requires separate restroom facilities for each sex when <br />the total occupancy of the establishment exceeds 15. The City of Everett requires <br />; separate facilities in food establishments when the occupant load in the seating area <br />� exceeds 15. In order to accept a seating area with an occupant load of 15, the seating <br />plan will need to contain 15 seats.
