On 8/29/2006 I posted this property with a stop work order for the construction of an attached garage without
the required permits and approvals.
2. On 2/20/2007 a permit to construct "the" attached garage was issued.
3. On 3/18/2009 the permit to construct the originally unpermitted garage expired with outstanding corrections
required.
4. On 3/20/2013 Jeff Heilman and I were requested to visit the site by the owner at that time to assess the garage
and house for the outstanding corrections so that the required permits and approvals could be pursued and the
house could be sold.
5. At this site visit it was determined that the unfinished attached garage has structural defects and that the house
lacks fire resistive separation from the garage. It was also discovered that the original single family house has
been altered without the required permits and approvals to include an basement apartment.
6. Since the initial site visit on 3/20/2013 we have not had any applications or inquiry to resolve the outstanding
violations.
7. Today Jeff and I returned to the site to post the property with an Unlawful Structure placard and to try to make
contact with the occupants, (we noticed a number of vehicles parked on site). We did contact the new owner
and introduced ourselves and our intentions to post the property. The owner informed us that he was familiar
with the defects and code concerns as he had been made aware of the this by the seller. He allowed us to post
the property and stated that he wished to pursue compliance.
8. We advised the owner that we did not want the basement apartment or attached garage used or occupied until
approved to do so.
I think that based on the history and the known violations we should pursue enforcement action and establish a timeline
for compliance.
Please place this property on your growing list of things to do.
Thank you.
Ted Budden
