On-site open space and amenities. Our proposal provides approximately 3,700 <br /> sf of common open space,which equals approximately 95sf per student housing <br /> unit. <br /> ii. Broadway ROW. The approximately 36 foot property line set back from the <br /> back of sidewalk is unusually deep. It is not typical for a project of our size to <br /> improve such a large ROW area. Applicant will improve this area representing <br /> approximately 4,300 sf with landscaping,which will provide both the general <br /> public and residents of the project with gathering areas and open space. This <br /> area represents approximately 110 sf per student housing unit. <br /> iii. Alley ROW. Applicant proposes replacing approximately 1,680 sf of existing <br /> alley pavement with useable lawn area. This area can be used by both residents <br /> and other students on campus. This area represents approximately 43 sf per <br /> student housing unit. <br /> iv. Cams amenities and open space. <br /> (j) Amenities. EvCC has a 49,000 square foot, relatively new,ADA <br /> compliant, student fitness center open to all students 6:00 AM to 9:00 <br /> PM Monday—Friday and 8:00 AM—Noon on Saturday. The facility is <br /> open year-round and the cost to utilize the facility is included in the <br /> student's tuition which encourages students to utilize the center. In <br /> addition to classrooms for physical education and health programs, the <br /> center includes a cardio and free weight training room, a climbing wall, <br /> running track, and a multi-purpose small gym. Conservatively,the area <br /> specifically available for these activities is 10,000 square feet. This does <br /> not include the area available for intramural athletics which the student <br /> housing residents will be encouraged to participate. <br /> ,,� 2. Common Open Space including landscaped courtyards or decks, <br /> j <br /> entrance plazas,gardens with pathways. EvCC has thousands of square <br /> feet of open space. The Shuksan Hall building is beautifully landscaped <br /> with walking paths and landscaped courtyards to the north,west and <br /> east. In addition, Glacier and Monte Cristo Hall have walking trails and <br /> courtyards to the southwest. Finally,the campus includes numerous <br /> other walking trails and courtyards. Estimated courtyards and walking <br /> paths on campus is 15,000 square feet. <br /> Applicants proposed combination of amenities materially exceeds the 200 sf of <br /> open space per unit required by 3.78.070(D)(10)(1). <br /> LIQfL4 <br />
