Section 15 of Ordinance#1671-89, as amended, is hereby amended by the <br /> addition of the following section,which shall be codified as EMC 19.15.120: <br /> 15.120 Regulations for Residential Accessory Buildings. The following requirements apply <br /> to all residential accessory buildings in the R-1(A), R-2(A), R-3(L), R-3, R-4 and R-5 zones. For <br /> buildings accessory to single family detached dwellings in the R-1(A), R-2(A), R-3(L), R-3, R-4 <br /> and R-5 zones, the regulations of EMC Section 19.07.020 shall apply. <br /> A. Accessory buildings or uses may not be established until the principal dwelling or <br /> dwellings are constructed on the property. <br /> B. On lots with alley access,the rear setback may be reduced to zero feet for detached <br /> accessory buildings. On lots without alley access,the rear setback may be reduced to 5 feet if the <br /> building does not exceed 15 feet in height in the rear 20 feet of the lot. <br /> C. Accessory buildings shall not exceed 15% lot coverage. <br /> D. Where residential uses are part of a mixed use development with other uses which are <br /> permitted in the underlying zone, such other uses and structures shall not be considered to be <br /> accessory uses to the residential use. Such non-residential uses shall be subject to the <br /> development standards of the applicable zone. <br /> 24 <br />
