areas, except for interior side setback areas which are contiguous with other on-site open <br /> space areas on lots within the core multiple family area, as indicated on Map no. 21-1, or <br /> on lots containing less than twelve thousand square feet: <br /> 1. R-3(L), B-2(B)-two hundred square feet per dwelling unit; <br /> 2. R-3, B-1, B-2-one-hundred fifty square feet per dwelling unit; <br /> 3. R-4, C-1-one hundred square feet per dwelling unit; <br /> 4. R-5-fifty square feet per dwelling unit. <br /> The required common open space may be divided into separate areas of not less than five <br /> hundred square feet each, unless the number of dwellings on the site requires less than <br /> five hundred square feet of common open space. The minimum dimension of each such <br /> area shall not be less than twenty feet in the R-3(L)and B-2(B)zones, fifteen feet in the <br /> R-3, B-1 and B-2 zones, and ten feet in the R-4, R-5 and C-1 zones. Open spaces may be <br /> developed with lawn, landscaping, active recreation areas, courtyards and walkways. <br /> Bark or gravel covering of required open space areas shall not be used for off-street <br /> parking and parking areas shall not be credited for satisfying the open space <br /> requirements. Landscape areas located in off-street parking areas shall not be given credit <br /> for satisfying on-site open space requirements. Open space areas for multiple-family <br /> developments on lots which contain environmentally sensitive areas shall be provided <br /> within those portions of the lot which are not environmentally sensitive unless otherwise <br /> approved by the planning director pursuant to Section 15.110. <br /> B. In order to be allowed to have a rear setback of less than twenty feet,the required <br /> on-site open space shall be provided in the form of a courtyard, which shall not include in <br /> the calculation for area any portion of a required building setback except for side setback <br /> areas which are contiguous to and an extension of the required open space on lots within <br /> the core multiple family area, as indicated on map no. 21-1 or on lots containing less than <br /> twelve thousand square feet. The courtyard shall be separated from off-street parking <br /> areas by the placement of the building. Stairways, stair landings, above-grade walkways, <br /> balconies and decks shall not encroach into the required courtyard area. The courtyard <br /> shall be designed to provide the maximum solar exposure possible and shall be improved <br /> with seating areas,paved walkways and landscaping to create a passive or active open <br /> space for the residents of the development. <br /> When provided in the form of a courtyard meeting the requirements of this paragraph,the <br /> required on-site open space for multiple-family dwelling developments located within the <br /> area indicated by map number 21-1 of Section 15.120 shall be provided in the following <br /> amounts: <br /> 1. R-3, B-1 or B-2 zone-one hundred square feet per dwelling unit; <br /> 2. R-4 or C-1 zone-seventy-five square feet per dwelling unit; <br /> 3. R-5 zone-thirty-five square feet per dwelling unit. <br /> C. The on-site open space required in subsection B of this section may be reduced by <br /> fifty percent within the areas indicated by map number 21-1 of Section 15.120 if private <br /> usable open space (balcony,patio, deck) is provided for each dwelling; and provided,that <br /> the private usable open space for each dwelling unit has an area at least eighty feet square <br /> and a minimum horizontal dimension of eight feet. <br /> 9 <br />
