These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2012 International Building Cocle,) (2012 Tn�ernacional Residential Code,) as amei�ded by the State of Washington and/or Washington State Energy Code 2012 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested, along with a reduced set of plans no larger than il" x 17". 1. Provide plan view of spaces adjacent to addition. Label all spaces for the intended use of the space. 2. Specify how you are obtaining the 0.5 energy credit required for additions that are under 750 S.F. per table 406.2 WA State Energy Code (WSEC). 3. Show how additional living space is provided with light per section R303 International Residential Code (IRC). 4. Show how rigid insulation is protected from impact and exposure to ultra-violet light where exposed above grade. (Insulation is required to be continuous at the perimeter of the heated space). 5. The slab-on-grade in the garage is required to be sloped to the main vehicle entrance. Show minimum requirements on plans. 6. Provide smoke alarms per R314 IRC show requirement and locations on plans.
