Final inspections were not requested by the owner. The <br />change of occupancy was not approved by the City of Everett, and the permits were closed. Since <br />the change of occupancy to commercial use was started, but not completed, the building occupancy <br />is no longer considered single family residence. <br />A new building permit will be required to establish the occupancy of the building to meet current <br />codes. The enclosure of the front porch will have to be reviewed by City of Everett Public Works, <br />since that portion of the structure appears to be in the City of Everett right of way. Please submit the <br />permit application and drawings within the next 90 days, no later than September �.6t''. If additional <br />time is required for Planning approvals, please submit a letter requesting an extension. <br />The following departments can assist you to identify requirements. The Planning Department should <br />be contacted first. <br />• Steve Ingalsbe can explain the zoning standards that apply to this property, new processes <br />required, zoning laws, and if applicable, school mitigation fees. <br />• I can assist you with building code requirements. As was the case in 1990, for a commercial <br />use, the required parking on the lot does need to meet minimum requirements for accessibility <br />with an accessible route to the primary use of the building. <br />• Michael Brick, TrafFic Engineering, can review tra�c mitigation fees and vehicle access. <br />• A Public Works Plan Reviewer can discuss your current Public Works permit for parking and <br />storm water management. Systems development fees may apply. <br />You are welcome to come to the Permit Counter to discuss preliminary drawings, prior to submitting <br />for building permit. After speaking to each individual department to review your concerns, a <br />feasibility meeting can be scheduled to discuss options for development.
