After inspecting exposed areas of framing and reviewing the information <br />provided to this off ce by you and the city of Everett it has determined there are several areas of concern <br />requiring repair/upgrading. <br />Listed below are the areas of concerns and the required remediation: <br />1. Kitchen — Where existing ceiling joists have been removed replace with 2X8 HF #2 at 24" oc spanning <br />long ways. See calculations. <br />2. Posts at Bottom of Basement Storage — The two 4x4 posts at the bottom of the stairs need to be replaced <br />with pressure treated posts and are required to have Simpson ACE post caps and (2) A34 Simpson clips <br />on each side or equivalent hardware. Use'/4" Titen Hex Head screws in lieu of SDS wood screws for <br />A34 installation into existing slab. <br />3. Floor Framing Support in Qasement Storage — the existing lapped joist floor framing in the kitchen is <br />not sufficiently supported. The existing steel post, wood post, and beam supports in the garage need to <br />be replaced. See Sheet 5-3.0 for construction details and see attached calculations. <br />4. Exterior Deck — the existing deck hand rail does not have enough capacity for lateral loads required by <br />code.
