1 1 EXHIBIT A <br /> SCOPE OF WORK <br /> GENERAL DESCRIPTION OF THE PROJECT <br /> I. An approximate 4, 000 s.f.tenant improvement on the south side of the Third Floor of Everett Station. <br /> The tenants will be Work Source and Work Force, divisions of the State Unemployment Department. <br /> 2. The space is somewhat"horseshoe"shaped,with a core in the middle consisting of communications <br /> closets and other support spaces. It is envisioned that a major portion of the space will be open offices <br /> with cubicles. Also, they will want at least a couple of private offices and/or a conference room with <br /> full-height walls and a coffee bar with sink. Plumbing for the sink can be overhead, but we will need to <br /> trench the floor to get the waste to a nearby waste stack. <br /> 3. Presently,the space has no ceiling, VAV boxes w/o duct terminations,sprinkler system with upright <br /> heads, a few temporary lights, bare concrete floor. The exterior and core walls have fire-taped GWB, <br /> the windows have trim including nice wood sills. Above the windows is batt insulation with a vapor <br /> retarder;this VR was installed poorly,and needs to be repaired. <br /> 4. Architecturally,we will be installing new walls,doors,ceiling,carpet,cabinets,etc. <br /> 5. The mechanical portion is to modify the existing sprinkler system for the new ceiling,extend ductwork <br /> from the VAV boxes to new diffusers,and provide plumbing for the coffee bar. <br /> 6. The electrical portion is to add new lighting(match indirect fixtures in the rest of the building), <br /> telecommunications, and all power needs(power poles, maybe?). <br /> PHASE 1 -DESIGN AND CONTRACT DOCUMENTS <br /> I. Obtain and review all existing record documents(as-builts). <br /> 2. Visit the site and field-verify existing conditions; measure and photograph the space identified for the <br /> work. <br /> 3. Meet with the appropriate staff in Facilities, Work Source and Work Force and discuss the <br /> programming needs. <br /> 4. Develop a preliminary layout based on programming needs. Meet again with Facilities, Work Source <br /> and Work Force to refine the layout. <br /> 5. Submit interim sets of drawings at 35%and 65%for review purposes. Submit a complete set of 90% <br /> drawings and specs for review. Incorporate all tenant and City Facilities comments in subsequent <br /> submittals. <br /> 6. Refine and complete the drawings into a final set of Contract Documents for bidding and permit <br /> application purposes, including specifications. <br /> 7. Contract Documents shall include engineering design and documents as required, including <br /> mechanical, electrical,and telecommunications design. <br /> PHASE 2- BIDDING AND CONSTRUCTION <br /> I. Assist the Facilities Project Manager in answering bidders' questions during the bid period. <br /> 2. Produce any supplemental drawings needed during the bid period. <br /> 3. Attend a Pre-Construction Meeting with the Contractor,City and Tenant staff. <br /> 4. Review all Contractor submittals during construction. <br /> 5. Visit the site as requested by City or tenant staff to observe the progress of the work. CNJA will <br /> provide two visits plus Punch List; subconsultants will provide one visit plus Punch List. <br /> 6. Assist City staff in answering the Contractor' questions. <br /> 7. Produce supplemental drawings as needed. <br /> c7 5 9 <br />
