\ <br /><' � � \\ <br />�1�/�-1 1 . �r i� ;_� i '. :i�., �., i.x� �.�':'` <br />� t J <br />�,i _ � � <br />„'`-,._ � <br />__ <br />May 8, 2015 <br />Jeremy McKnight <br />977 Sandy Point Rd <br />Langley, WA 98260 <br />Subject: Foundation at 2318 Baker Ave, Everett, WA 98201 <br />SDA Job No. 7532 <br />To whom this may concern: <br />At the request of Jeremy McKnight, this office reviewed the subject project to determine <br />the condition of the foundation. <br />The 2-story wood framed house was constructed in 1920, over a crawlspace and a <br />partial basement, located in the southwest corner, (see photo's 1& 2). The 6-inch <br />perimeter wall is unreinforced, (see photo # 8), with no apparent footing, (see photo # <br />9). A portion of the north footing is 4-inch, (see photo # 3), which appears to have been <br />an addition. <br />The foundation has settled approximately 5-inches at the South East corner. Pressure <br />treated wood of various dimension have been installed in an attempt to re-level the <br />house, (see photo's 4, 5, &6). <br />A new foundation is required, from the existing chimney on the south, to the corner of <br />the new addition, approximately 15'-0" west of the north east corner, (see detail # 1& 2). <br />The rest of the foundation wall is inacceptable condition. A new footing installed using <br />"skip construction" is required. Skip construction is when you pour a new footing in (2) <br />pours. Dig out 6'-0" of soil, skip 6" 0" of soil, dig out 6 feet of soil, and so on. Use a 16- <br />inch footing by 8-inches thick, (min) with (2) # 4 bars continuous, located 3-inches <br />above the soil. Install 42-inch # 4 dowels used as splice bars, driving one end 21-inches <br />into the soil, and embedding the other half into the new concrete. Once the concrete <br />has cured, (28 days), the remaining 6'-0" intervals may be dug out, and the remaining <br />concrete footing placed.
