Beyene, Tadesse G
From: Allan Giffen [AGiffenCeverettwa.gov]
Sent: Tuesday, March 25, 2014 8:54 AM
To: Beyene, Tadesse G
Cc: Gerry Ervine; Dave Tyler; Paul McKee
Subject: Short Plat at 8425 Holly Drive
Hello Mr. Beyenne — thank you for your inquiry about changing the location and dimension of the garage for the front
lot of your preliminary short plat approval, for property located at 8425 Holly Drive. I have reviewed our Subdivision
Code and your preliminary approval, and with this email communication, approve your proposal for the 12 foot by 40
foot garage as shown on one of the maps you sent me labeled as "supplemental map." This approval is contingent upon
the following requirements:
1) The existing detached accessory building located on the approved rear lot must be demolished before the short
plat is recorded and before a building permit is issued f kueuu_,gara e• N7 f/pv.Cu L✓
ga
2) You must submit plans to the Building Division for th 12 foot by 40ot garage and obtain a building permit for
this structure before the short plat is recorded. The site p an submitted for the building permit must also show
the two additional off-street parking spaces on a parking pad located outside of the garage; and
3) If the new garage structure is not completed prior to recording of the short plat, an appropriate assurance
device shall be filed with the City in an amount to be determined by the City, to ensure that the garage will be
completed as approved. If the new garage structure is not completed prior to recording of the short plat, it
must be completed within one year of recording. If it is not completed within this time frame, and the City
incurs costs to enforce this requirement, the City's enforcement costs will be deducted from the amount of the
assurance device.
If you have any questions about this approval, please call me at 425 257-8725.
Allan Giffen
Planning Director
City of Everett
From: Beyene, Tadesse G [mailto:Tadesse.G.BeveneCaboeing.com]
Sent: Friday, March 14, 2014 10:47 AM
To: Allan Giffen
Cc: Gerry Ervine
Subject: Site Plan problem
Mr. Giffen,
Dear Sir:
In reference to the Short Subdivision SS # 12-004 for 8425 Holly DR. Everett, WA 98208, I have discussed/correspond
with Mr. Dave Tyler the problem of building twn cars Garage as shown on the exiting/original site plan (1). Since the
existing House has extended roof, it will clash with the proposed Garage raof, if built, per the Architecture finding. In
addition, it will hinder/cover the lightning of the existing house of the front and the left side windows, which causes
hardship to live in. Please see photos of the house that wa sent to Mr. Tyler to clarify the problem. Therefore, I have
asked Mr. Tyler the possibility to build two cars Tandem Gsrage on noted location. We talked about the size, and he told
me to send him a simple Site plan that shows the size of the Tandem Garage. I thought he took it under consideration.
When I sent him the attached supplement plan (2) of the Tandem Garage, he changed his mind, and asked me to check
if I could build it on the front yard of the existing house. As shown on the attached site plan (3), that is the worst
condition, which completely blocks the view of the house. Not only that, it will reduce the value of the house. As well I
