BYKONEN
CARTER
QUINN
MEMORANDUM
ate: Jutle 1, 2015
ro: Board and Vellum
340 15t" Avenue East
Suite 301
Seattle, WA 98112
act,: David Litzler
^C. SICG V/IJII

.
,5 ✓ ,
STRUCTUAI
ENGIlEERiNG
Fom: Tom Bykonen SE
Poect: Hartman Residence
Project #: BV 24A
Cooy to: flle
We visited the Hartman residence sit at 3222 Mukilteo Blvd W, Everett on June 1, 2015. We
reviewed the construction in progress with Jeff Playtor, of Manos Construction. The following
mdifcat:ns ars rpcmmen+s.
1.
2.
3,
4.
5.
6.
7.
8.
There is an existing concrete element discovered at the west edge of the original
fireplace. This element can remain and the concrete curb be added as shown in the
attached detail SK1; and the attached foundation plan.
The bolts shown on enclosed sheet S2.2 can be reduced in size as spacing to 5/8 inch
diameter at 24 inches on center.
The (2) 2X12's show on the enclosed plan S2.2 can be a 3'/ X 9%z PSL if the depth
needs to be reduced to clear mechanical duct.
Hangers will need to be added from the existing 2X12's to the rim joists as shown on
the attached plan S2.2.
The cantilevered existing (2) 2X12's at the east side near the stair are acceptable to
remain.
The retaining wall shown on the foundation plan will get taller. We will design this for a
retained height of up to 4 feet and resend.
The structural note number 10 of sheet S1.1 identifies the need for a soils engineer to
verify the bearing pressure. Since we are using default City of Everett soils values this
request for a geotechnical engineer can be waived.
We understand that the deck beams will be coated and are protected from the
elements. With this the aressure treatment identified on the drawinqs can be
eliminated. v
Thanks and please be in touch if there are any questions.
► 820 John Street #201 Seattle, WA 98109 206-264-7784 www.BCQ-SE.com
