• Street trees shall be added along Pacific Avenue with a minimum of 2- <br /> 1/2" caliper and shall be spaced no further apart than 25 feet. Species of <br /> the street trees shall be of a type approved by the City. <br /> • The principal entrance to the building shall be along Pacific Avenue. The <br /> entrance shall be marked by one of the following: <br /> Recessed entrance (recessed at least 3 feet) <br /> Protruding entrance (protruding at least 3 feet) <br /> Canopy (extending at least 5 feet) <br /> Overhang (extending at least 5 feet) <br /> • Mechanical and electrical equipment on the ground shall be screened by <br /> either landscaping or masonry wall which is designed to be an integral <br /> element of the building. Rooftop mechanical shall be screened with <br /> materials, which are incorporated into the design of the building. <br /> • Signage shall be incorporated into the design on the building with no signs <br /> projecting above the roof or exterior walls. <br /> • In the event of a conflict between the requirements of this Exhibit <br /> and the standards of the C-2 ES zoning (EMC 19.25.010), the more <br /> restrictive requirements shall apply. <br />
