• <br /> (h) LOT SIZE: <br /> The minimum lot size within the Development Property shall be five (5) acres. There <br /> shall be allowed the following exceptions: (1) Lots within the Hardeson Node must have an <br /> average of two (2) acres, and lots within both retail nodes shall have a minimum lot size of(1) <br /> acre; (2) There shall be no more than four(4) lots less than two (2) acres in size permitted in the <br /> Hardeson Road node; (3) One lot under two acres in size shall be permitted to accommodate an <br /> electrical substation on the Rinker Property; (4)Up to four additional small lots may be <br /> permitted in the Rinker Property accordance with M-1 zoning standards as modified by this <br /> Agreement, except that small lots need not meet the separation standards contained in the M-1 <br /> Zone in relation to the two retail nodes or the electrical substation lot referenced in(3) above. <br /> These lots need not be contiguous and further, shall not be allowed to have frontage on, or access <br /> to, Glenwood Avenue; and(5) Variances to the development standards in the M-1 Zone and this <br /> Agreement shall not be permitted on lots containing less than five(5) acres. <br /> (i) LANDSCAPING: <br /> Landscaping shall be provided as stated herein. The landscape modification provisions <br /> of Chapter 35 of the Zoning Code shall not be available to modify any of the standards set forth <br /> herein except for landscaping of"interior roadway parking and fleet vehicle storage." Landscape <br /> modification provisions of Chapter 35 of the Zoning Code shall be available for parking adjacent <br /> City recreational facilities. <br /> 2004 Revised Development Agreement <br /> 25 <br /> 8/23/2005 <br />
