3 <br /> • <br /> ORDINANCE NO. � <br /> An Ordinance Amending Ordinance No. 1671-89, <br /> as amended(Title 19 EMC), Amending the Text of the Zoning Code, <br /> for a specific 1.2 acre portion of the C-1 (General Commercial) Zone <br /> east of East Marine View Drive <br /> WHEREAS, the City Council finds: <br /> 1. The City of Everett adopted a new Zoning Code in 1989, which established the <br /> C-2 zone (Heavy Commercial-Light Industrial)zone to be used for"heavy commercial <br /> services and a wide variety of manufacturing activities;" and <br /> 2. the subject area (Exhibit A) was zoned C-2 until 1997 and appeared to function <br /> well under that zone district; and <br /> 3. in 1997 the zone was changed to C-1 (General Commercial) at the request of the <br /> 4111 <br /> property owner. Subsequent to the zone change the business reason for the change did <br /> not materialize, leading to the present request to allow the zone to revert back to C-2; and <br /> 4. the reason for the present request is in order to meet the need of a prospective <br /> commercial user of the property who's use requires C-2 zoning; and <br /> 5. this action is temporary in nature and is necessary to meet timing needs of the <br /> property owner and prospective business owner; and <br /> 6. a subsequent City action will be required to amend the Comprehensive Plan map <br /> designation for the subject area and rezone it from C-1 to C-2; and <br /> • <br /> 1.0 <br />
