Hallgarth <br /> 64o Alverson Blvd. <br /> Everett, �r1A 98201 <br /> hereinafter referred to as '�Applicant, " for a variance from <br /> E.M.C. 19.14.050 (B) , Side Yards, to allow constructior� of an <br /> addition to an existing qarage that would have a zero f.00t side <br /> set back instead of the six foot side yard setback required by <br /> code. <br /> on the property commonly known as: 640 Alverson Blvd. <br /> The Board of Adjustment, following a public hearing on said <br /> application held on November 13, 1989, and further having rP- <br /> viewed all testimony, makes the following Findings, Con- <br /> clusions and Order: <br /> FINDINGS AND CONCr.tiSION$;, <br /> Criterion No <br /> That there have been exceptional or extraordinnry circum- <br /> stances or conditions applying to the subject property or as to <br /> the intended use thereof that do not apply generelly to other <br /> properties in the same vicinity or zone. <br /> a• Ft^� There is an existinq single family atructure <br /> with attached garaqe on a 75 foot by 224 foot ]ot. The <br /> qarage is built to the north side lot line, as is the qe- <br /> rage of the adjacent property to the north. There is en <br /> exiatinq eiqht foot by nine foot concrete slab at the rear <br /> of the garaqe that will be used as part of the floor for <br /> the proposed 13 by 19 foot addition. <br /> From the garaqe west there is an existing larqe six foot <br /> by twelve foot high hedqe that provides separation and <br /> screening between the l�ppliaant�s property and the propar- <br /> ty to the north. A variance would allow the preservntion <br /> of the existinq landscaping which includes two larqe traas <br /> in addition to the hedge. <br /> 'fhe Applicant wishes to construct the addition to provide <br /> storage area and a workshop. The qaraqe also provides ac- <br /> cess to the back yard since it has a qaraqe door in tha <br /> back and the applicant wishes to maintain this access <br /> through the new addition. <br /> b. concluaion: There are unusual circumstances applying to <br /> the subject property due to the fact that the existing ga- <br /> rage has no side setback and also because of the existinq <br /> landscapinq the applicant wishes to preserve. <br /> Criterion No. . <br /> That ruch variance is necessary for the preservation and en- <br /> joyment oY.a substantial property riqht of the appellant pos- <br /> sessed by the owners of other properties in the same vicinity <br /> or zone. <br />
