As a pr.oparty owner within <br /> � t�� 300' oE the aubject property, this notice is to inform you thet <br /> � the Planninq Director has iesued a determineticn on the propoeed <br /> �' action as described below. <br /> BACRGROUND: The subject property is locate•1 in the R-1 zone, <br /> Single Femily Residential. The proposed act:ion is to construct <br /> a ainqle fapily residence with a 2,072 squere foot tootprint on n <br /> 7,275 squere foot lot on Lot 3. A wetlanda aLudy submitted by <br /> Wetland Resourcee hes dosiqnated the property as an <br /> ��' � environmentally sensitive area. A Category III wetlnn� has Deen <br /> � � located at the base of the gullay betveen Angle Lane and 39th <br /> Street. The City of Everett Zoninq Code requires a 75' buffer <br /> ( frop (9e edge of a Category III wetland. However, iP a critithe <br /> �„ I slo e reeter than 25E) is associated with the wetlend, <br /> buffer extends to 25� beyond the top of slope. The majority of <br /> the property is wetland or buffer aren vhich leeves little <br /> � buildable area for a reeidence. The City must determine the <br /> �-- � maximum amount of bufPer aren that can be developed. <br /> ' FINDINGS: The proposal has been dosiqned to minimize adverse <br /> _ 1 impact6 on the wetland by locating the residence a minimum of 45� <br /> � from the wetland edqe and enhencinq 35' feet of the aetback with <br /> native veqetation. (see attached site pinn) . The 35� will become <br /> � � a permanent veqetative buffer. <br /> CONCLUSION: The Planninq Director has made a determination that <br /> the buildinq and parkinq can locete where ehown on the proposed <br /> ,_, � site plan with the folloving conditions: � <br /> 1. Neceasery buildinq permits are to be obtained by the applicant <br /> . from the euildinq Department. <br /> 2. The wetland boundary must be clearly defined. Not all of the <br /> blue flaqs have numbers as indicated on the Sensitive Area Map. <br /> A survey muet be submitted ehowing the Wetland boundary prior to <br /> issuence of building permite. <br />
