The Appellant ia the owner of the property at 1717-1/2 Baker Avenue, <br /> Everett, Waehington. Alihough thie property is a eingle lot, there are <br /> ewo atructurea located on it. One of the atructures, identified ae the <br /> atructure with the above referred to addrees, has been determined to be <br /> by ehe City of Everett Sn violation of [he deaeity requiremente for the <br /> R-2 zone. The City determined that ehe eecond atructure ie not a <br /> non-confocmiog use and requeated that !t be removed. <br /> 2. The subject property is located in an R-2 zone. The Everett Zoaing Code <br /> restricts R-2 zoned lots to one reaidence per lot (Everett Zoning Code <br />' 19.16.020). <br /> 3. The aubject property was built in approximately 1923. Hietorically, it <br /> has been uaed na a garage, storage ahed, and an automotive repair ehop. <br /> 4. The atructure at 1717-1/2 Baker Avenue firat appeared in the Polk City <br /> Directory of Che City of Everett in 1983. Nowever, it appeare that the <br />�� atructure was conatructed in the 1920's and, thus, predates the zon!ng <br /> of the subject property which occurred in 1956. The previous owners of <br /> ehe aubject nroperty include Jelvik, who eventually sold the property to <br /> Creea, who sold the property to Radke, who sold the property to <br />' Surface/Jaffe. Surface/Jaffe's interest Sn the property was conveyed to <br /> Jaffe �:ho uitimately sald the subject property to the Appellant. The <br /> Appellant tas owned the subject property for ane and one-half years. <br />
