The Appellaat is the owner of the property at 1717-1/2 Baker Avenue, <br /> Everett, Waehington. Although this property ia a aingle lot, there are <br /> trro structurea located on it. One of the structures, Sdentified as the <br /> atructure rrith the above referred to addrese, has been determined to be <br /> by the City of Everett in violation of the denaity requirements Eor the <br /> R-2 zone. The City determined that the second structure :s not a <br /> noa-confocming uae and requested that it be removed. <br /> 2. The aubject praperty is located in aa R-2 zo¢e. The Everatt 2oning Code <br /> reatricts R-2 zoned lots to one residence per lot (Everett 2on.tng Code <br /> 19.16.020). <br /> 3. The subject property was built in approximately 1923. Historically, it <br /> has been uaed as a garage, storage ahed, and an automotive repair ehop. <br /> 4. The structure at 1717-1/2 Baker Avenue firat appeared in the Po1k City <br /> Directory of the City of Everett in 1983. However, it appeara tliat the <br /> structure was conatrur_ted in the 1920's and, thus, predates the zoning <br /> of the subject property which occurred in 1956. The prevlous owners of <br /> the subject property include Jelvik, who eventually sold the property to <br /> Cress, who sold the property to Radke, r+ho aold the praperty to <br /> Surface/Jaffe. Surface/Saffe's intereat in the property was conveyed to <br /> Jaffe who ultlmately sold the subject pcoperty to the Appellant. Ttte <br /> Appellant has owned Che subject praperty for one and one-half years. <br />
