A covenent acceptable to the City Attorney's office shall be recorded on the title to the <br /> property stnting t�at the property owner ecknowledges the requin ncnts of EMC 19.07.020, and <br /> stating that the use of any accessury structure is limited to acces: y activities permitted by the <br /> zone in which the property is located, end thnt the nccessory buii :�g shnll not be converted to <br /> living area or used for any purposes which nre not in full compliance with zoning and building <br /> codc requircments. <br /> 3. "I'hc garnge's siding and roofing material must be compatible with the existing dwelling nnd <br /> meet the Flistoric Oveday Design Stendnrds. <br /> Chnpter 7 of the Evcrett Municipal Code (CMC) states that the Planning Director may look at such <br /> factors ns view obstruction, aesthetic impact on surrounding propeAies, nnd impact on neighborhood <br /> chnrecter. The Planning llirector approved the detaclred garage based on the following: <br />, 'Chc subjcct property is a 6,000 square foot lot with a 1,728 gross square foot residence. The ptoposed <br /> 57G square foot delached garagc with storage above will be located to the mar of the residence and <br /> nccessed from the allcy. The garage hes been designed to compliment the residence and the <br /> suttounding ncighborhood.
