Thank you(or answered my preliminary questions concerning the <br /> new home I would like to build on my properb�at 2114 Baker Ave. <br /> Per your request, I am providing this letter[o explain what my project is and what i[will involve. I am arrently <br /> living on the properry in a G00 syuare foot house at the cery back of the lot on the alley between 8aker and <br /> Virginia. 'fhe house is quite old; I think it was built some time in the 1920's. There is no house in the fron[of the <br /> iot leaving an empty hole between the homes on either side o(my lot. To my knowledge, there has never been <br /> a house there. <br /> My Iot is within the limits of the Riverside Historic Overlay, and my goal is to buiid a uaftsman slyle home, a <br /> design whi�h is in line wi[h the other houses in tne neighborhood. The home will be approximateiy 15G0 square <br /> feet. I plan on living in the existing house until my new home is suicable for occupation. At that time, I will move <br /> out of the oid house and remove the kitchen and/or bathroom rendering it unsuitable for occupation. I will then <br /> iequest an oaupancy permit for the new houze, and once I have moved in, I will imnmdiately demolish the old <br /> house and build a garage in its place. My goal is to have the new house completed within 6 montl�s irom when <br /> consUuction is begun and to have the old house removed and the new garage completed by the end of this <br /> year. <br /> I have zpoken to both the City planner and you about living in the existing hoiae while the new one is being <br /> consUuded. 7his is extremely important lo me ho[h for(inanciai and security reasons. I want to be perfectly <br /> clear, I am not asking for two occupancy permits (or my property. I know that is not a legal use, and in any case <br /> will need to remove Uie exizting house in order to huild a garage. I have already had an architect determine that <br /> lhe existing house is not suilable for conversion into a garage. As I understand from our conversation, you don't <br /> have a problem with me doing this as long as the period of cocstrurtion doesn't drag on(or an extended period <br /> of time. I also understand that 1 will have to have approval for this from the planning department. In my <br /> preliminary talks with them, it seems they will allow it also. <br /> My house will be a heautiful and positivc addition to the neighborhood. I am an avid gardener and am lookin; <br /> fonvard to landscapin�;and having a vegetable garden in the courryard I�etween the house and the garage. <br /> Please :et me know i(you need any adddional in(onnation.
