T�U�r �j� <br /> Per your request, I am providing tliis letter to explain what my project is and what it will involve. I am currently <br /> living on the property in a 600 square foot house at the very back of the lot on the alley between Baker and <br /> Virginia. The housc is quite old; I think it was built some time in the 1920's. There is no house in the front of the <br /> lot leaving an empty I�ole between the homes on either side of my lot To my knowledge, there has never been <br /> a house there. <br /> My Iot is within the limits of the Riverside Historic Overlay,and my goal is ro build a craftsman style home,a <br /> design whicli is in line with the other houses in the neighborhood. Tlie home will be approximately 1560 sq��are <br /> feet. 1 plan on living in the existing house until my new home is suita6le for occupation. At that[ime,I will move <br /> out of the old house and remove the kitchen and/or bathroom rendering i[ unsuitable for occupation. I will then <br /> reyuest an ocwpancy pennit for the new house,and once I have moved in, I will immediately demolish the old <br /> house and build a garage in its place. My�oal is to have the new house completed within 6 months from when <br /> construction is bc�un and to have the old house removed and the new garege completed by the end of this <br /> yea r. <br /> I have spoken[o bolh the Ciry planner and you about living in [he existing house while the new one is being <br /> constructed. This is extremely important to me both for linancial and security reasons. I want ro be perfectly <br /> dear, I am not asking for two oaupancy permits for my property. I know that is not a legal use,and in any case <br /> will need to remove the existing house in order to build a garap,e. I have already had an architect determine that <br /> the existing house is not suitable for cunversion into a garege. As I understand from our conversation, you don't <br /> have a problem with me doing this as long as the period of construction doesn't drag on tor an extended period <br /> of time. I also understand that I will have to have approval(or this from the planning department. In my <br /> prr.liminary talks with them, it seems they will allow it also. <br /> My house will be a beautiful and positive addition to the neighburhood. I am an avid gardener and am looking <br /> forwa�d to landscaping and having a vegetable garden in [he courtyard between the house and the gara�e. <br /> Plcase Ir.t me know if you need any additicnal information.
