Thank you for answered my prelimi�ary questions concerning the <br /> new home I would Iike tu build on my property at 2114 Baker Ave. <br /> Per your request, I am providing this letter to explain what my project is ancl what it will involve. I am currently <br /> living on the property in a 600 square foot house at the very back of the lot on tfie alley between Baker and <br /> Virginia. The house is quite old; I think it was built some time in the 1920's. There is no house fn the front of the <br /> lot leaving an empty hole between the homes on either side of my lot. To my knowledge,there has never been <br /> a house there. <br /> My lot is within tfie limits of the Riverside Historic Gverlay, and my goal (s to build a craftsman style home,a <br /> design which Is in Iine with the other houses in the neighborhood. The home will be approximately 1560 square <br /> feet. I plan on living in the existing house until my new home is suitable for occupatfon. At that time, I will move <br /> out of the old house and remove the kitchen and/or bathroom rendering it unsuitable for occupatfon. I will then <br /> request an occupancy permit for the new house,and once i' have moved in, I will immediately demolish the old <br /> house and build a garege in its place. My goal is to have the new house completed within 6 months from when <br /> construction is begun and to have the old house removed and the new garage completed by the end of thfs <br /> year. <br /> I have spoken to both the City planner and you about Iiving in the existing house while the new one is being <br /> constructed. This is extremely important to me both for financial and security reasons. I want to be perfectly <br /> clear, I am not asking for two occupancy permits for my property. I know that is not a legal use,and in any case <br /> will need to remove the existing house in order to build a garoge. I have already had an architect determine that <br /> the existing house is not suitable for conversion into a garage. As I understand from our conversation,yoi a'on't <br /> have a problem with me doing this as long as the period of construction doesn't tlrag on for an extended period <br /> of time. I also understand that I will have to have approval for this from�he plannfng department. In my <br /> preliminary talks with them, it seems they will allow it also. <br /> My house will be a beautiful and positive addition to the neighborhood. I am an avid gardencr and am Iooking <br /> forward to landscaping and having a vegetable garden in the courtyard between the house ai;d the garege. <br /> Please let me know if you need any additional information.
