The purpose of this appralsal Is to estlmate <br /> 1he marke' value in fee tltie of this bulldfng as it presently s(ts on <br /> tho site. <br /> I inspected thls property o�i July 9, 1973 and observed that a s(ngle <br /> story f;ame building, approxlmately 24' x 40' has been cut fn half, <br /> accordianad together and loaded on a large buildfng movfng traller. <br /> The bufldf��g has nn roof, no flxtures, very few doors and wfndows a��d hhe <br /> ffreplace has be�n r•emoved. The buiiding is old, approxlmately 5� years, <br /> and shows substantlal evidence of deterioration Including dry rot. <br /> It has been my experlence In appraisfng whole propertles (both land and <br /> ouiloings) that Improvements Ifke thls In such a deterlorated state, do <br /> nvt contribute value but in fact, are a detriment to value to the extent <br /> of the cost of demoltt(on. <br /> To cunfirm this, I asked Mr. John Schneider, a contractor speciallzfng In <br /> hand demolltion, to give me his opinlon.
