Staff Report II2. Vicinity Map 3. Plat Map 'I 4. Utility Map �� S. Narrative Statement i FINDINGS AND CONCLUSIONS: 1. Existing Conditions: Lots A, B and D have frontage on Mukilteo Boulevard. Lot C has frontage on Bayview Lane. ; Conclusion: The Sponsor has been requested by the City not to use the undeveloped right-of-way for access to this Short Subdivision, but access off of ' Bayview Lane for all lots except A. I2. PublIc Welfa�e: Allowing this Variance would promote better access points for the proposed lots. � Conclusion: The City's Mukilteo Boulevard policy requires subdirsion to take access off other streets whenever possible. I 3. Alternatives: The other alternatives to access would be to allow all units to ; access onto the 6oulevard. Conclusia:,: The City Traffic Department has expressed the opinion that the access onto the Boulevard would constitute a greater hazard than on 8ayview Lane. 4. Final Approval: The Sponsor was ask to apply for this access po[nt because of the City's policy and the decision on Bayview Lane being a better access point. RECOMMENDATION: Approva �' Approve a Variance to allow easement access to Lots B and D as provided in Sec. 18.44.210 with the following conditions: L � _
