<br /> My request is for construction of a single residence with 1695 sq. ft.
<br /> of living space, 807 sq. ft. of garage and storage and 614 sq. ft.
<br /> of finished attic for a total of 3106 sq. ft.
<br /> A visual survey of properties in the vicinity of the site anc!
<br /> specifically those abutting the site indicate that existSnq nousing
<br /> has been built with gross floor areas exce�ding the present ozdinance.
<br /> My request would be consistent to the i�age of adjacent property
<br /> owners . My request would allow me to enjoy the same lot usage as t.l�ose
<br /> with existing homes.
<br /> It would be mo�t diff.icult to conform to the existing gross floor
<br /> area ratio and provide reasonable living space. Also, given the
<br /> loeation of the property, sloped lot with view of the clty and harbor,
<br /> additional difficulties and challenges of construction cannot be met
<br /> by construction bedgets relegated to a single family home restricted
<br /> to small square footage. Cost of residential lots does not warrant
<br /> the restrictive limitations. The City' s efforts to change this ordinance
<br /> reflect the City's thinking along these lines. The City has been
<br /> granting numerous variances of this sort.
<br /> By conforming to a norm which has essentially been granted to my
<br /> neiyhbors, the application cannot be deemed detrimental to public
<br /> welfare.
<br /> The variance granting has no implications which would modify or adversely
<br /> affect che comprehensive general plan.
<br /> Hasically, I am asking that you grant this variance so that I may
<br /> beqin buildina while the weather is good, raeher than waiting °or the
<br /> zcning ordinance to be completed in a few months .
