I want to build during the dryer season. Also, I must
qive possession of my present residence before the end of the year to
thc new owner.
My request is for construction of a single residence with 1695 sq. ft.
of living space, 807 sq. ft. of garage and storage and 614 sq. ft.
of finished attic for a total of 3106 sq. ft.
A visual survey of properties in the vicinity of the site anc!
specifically those abutting the site indicate that existSnq nousing
has been built with gross floor areas exceding the present ozdinance.
My request would be consistent to the iage of adjacent property
owners . My request would allow me to enjoy the same lot usage as t.lose
with existing homes.
It would be mot diff.icult to conform to the existing gross floor
area ratio and provide reasonable living space. Also, given the
loeation of the property, sloped lot with view of the clty and harbor,
additional difficulties and challenges of construction cannot be met
by construction bedgets relegated to a single family home restricted
to small square footage. Cost of residential lots does not warrant
the restrictive limitations. The City' s efforts to change this ordinance
reflect the City's thinking along these lines. The City has been
granting numerous variances of this sort.
By conforming to a norm which has essentially been granted to my
neiyhbors, the application cannot be deemed detrimental to public
welfare.
The variance granting has no implications which would modify or adversely
affect che comprehensive general plan.
Hasically, I am asking that you grant this variance so that I may
beqin buildina while the weather is good, raeher than waiting °or the
zcning ordinance to be completed in a few months .
,%' ; , , ,r r--
, , -i,
r_ - .
