The <br /> City of Ev4ret.t is in the final etages of altering the zoning code <br /> to permit maximum building coverage of 30! and development coverage of <br /> 45l. Under the new zoniny ordinunce which I am told should be finalized <br /> withln 60-90 days, my building would easily meet the requirements. <br /> Hy building coverage would be 14. 33�, since the "footprint" of the <br /> 'buildinq is only 935 sq. ft. The development cover would not exceed <br /> 35l. I would be well within the the limite of the proposed ordinance. <br /> It would place a hardship on me to wait the extra 2-3 months to begin <br /> construction. I want to build during the dryer season. l.? ec, I must <br /> give possession of m� present residence before the end of the year to <br /> the new owner. <br /> My requeat is for conatruction of a single residence with 1695 sq. ft . <br /> of living spac�, 807 sq. ft. of garage and storage and 614 sq. tt. <br /> of finiahed attic for a total of 3106 sq. ft. <br /> A vieual survey of properties in the vicinity of the site and <br /> epecifically those abutting the site indicate that existing housing <br /> hac been built with gross floor aresa exceeding the preaent ordinance. <br /> My request would be consistent to the usage of adjacent property <br /> ownera. My request would allow me tn enjoy the same lot usage as those <br /> with exleting homes. <br /> It woul� be most difficult to conform to the existing groea flour <br /> area ratio and provide reasonable living space. Also, given thc <br /> location of the property, sloped lot with view of the city and harbor, <br /> additional difficulties and challenges of construction cannot be met <br /> by conatruction bedgets relegated to a single family home restricted <br /> to amall square footaqe. Cost of residential lots �oes not warrant <br /> the restrictive limitations. The City's efforts to change this ordinance <br /> reflect the City's thinking along these lines.
