GEOTECHNICAL ENGINEENtING STUDY <br />Proposed Single-Family IRealdence <br />47XX Belvedere Avanue <br />Everett, Waahfnaton <br />This report presents the findings and recommendations ot our geotechnical engineering study for <br />the site of the proposed remodel and additions to the residence in Seattle. <br />We were provided with a site plan from the project archiiect, Shelter Form, in U fax dated <br />September 1, 2005. We also observed the full plan s��t during our visit on September 6, 2005. <br />Based on the plans, we understand that the new residence is proposed to be located on the <br />northeastem potion of the site. It will have a garage on its westem side that has a slab grade of <br />elevation 240 feet, and a main living area on its eastem side whose lowest floor graae is elevation <br />248.5 feet. The garage Floor will be nea� the existing grade to about 10 feet below existing grade. <br />The eastem living portion of the residence will be located 5 feet from the adjacent property Iines, <br />and cuts of 5 to 15 feet are proposed near the property line for the residence. A driveway will <br />connect the garage to Belvedere Avenue. A portion of the driveway will be situated about 10 feet <br />above the existing site grade, while another purtion will be up to about 7 feet below the existing <br />grade. A rockery is proposed at the outside edge of the driveway. <br />If the scope of the project changes frc,m what we have described above, we should be provided <br />with revised plans in order to determine if rr�odifications to the recommendations and conclusions of <br />this report are warranted. <br />SURFACE <br />The Vicinity Map, Plate 1, illustrates the general location of the site in the westem portion of <br />Everett. The five-side lot is located on the south/southwestem side of Beivedere Avenue, having <br />approximately 70 feet of frontage on this paved street. The lot is currently undeveloped, covered <br />with mostly low-growing vegetation, mainly grasses and blackberry vines. The unique feature ot <br />the site is a swale that extends north-south through approximately the middle of the site. The <br />ground east and west of the swale generally slopes steeply downward to the swale. The sides of <br />the swale are a�proximately 10 to 50 feet tall on the property. We did not observe any indications <br />of soil instability of the side slopes of the swale. <br />The properties near the site are generally developed with residences. The adjacent lot to the <br />east/southeast has a new residence on it. That property genera!;y slopes moderately toward the <br />subject site. <br />SUBSURFACE <br />The subsurface conditions at the subject property were recently explored by excavating two test <br />pits at the appreximate locations shown on the Site Exploration Plan, Plate 2. We also reviewed <br />other soil explorations done on the northem side of the Belvedere Avenue for separate <br />development. Our recent test pit program was based on the proposed construction, site access, <br />the previous nearby explorations, and subs�rface conditions encountered during our recent <br />explorations. <br />GEOTECH CONS�:T�kTS.
