Thc following inforniation is providcd for the developer's benetit. Thesc arc not SEPA conditions but arc <br />associatcd with othcr laws or requirements. All requirements are preliminary in nature, and are based upon <br />the prcliminary site plan and the ordinances in cffect at time of submittal for SEPA revicw. The proposul <br />must comply �vi�u ali ordinances in effect ut the time n complete building permit upplicution is filed, <br />including thosc not specificnll}' sct forth I�crein. (Exccption: For vesting under lhc Zoning Code, pleasc <br />rcfcr to Section 15.20.110 of the L'vcrett Municipal Code). Contact the Planning Department for infomiation <br />regarding appeals processes for the requiremcnts listed in this document. <br />l. A Public Works Pemiit is rcquircd for this project. Dctailed drawings in accordance with City <br />Dcsign and Construction Standards shall bc SubmitteJ lo the Public Works Departmcnl, showing site <br />parking layout, Ic�ndscaping, utilitics, stomi drainagc, tcmporap� construction crosion control, and all <br />required improvements in thc public right-of-way. Public Works Dcparlmcnt approval of these <br />drawings is requircd prior to any perniits being issued. All improvements shall be completed, <br />approvcd and warrantcd beforc the Occupancy Pemiit is issued. <br />2. Parking must ba per City Zoning Code and Ciry Design and Conslructioi: Standards for Development. <br />3. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br />4. This project must comply with the current City of Evcrett Building Codc and Sprinklcr Ordinancc. <br />5. Special charges for connection to the sewer and waler systems in accordance with Ordinanee 1998-94 <br />and subscquent rcvisions arc applicablc. Thesc charges arc based on projccted watcr usage and can <br />bc subsianlial. Applicant is cncouraged to obtain a copy of the Ordinance and deterniine csdmated <br />charges prior to building pennit application. The actual charges shall be computed by Aie Public <br />Works Departmcnt per the ordinancc in cCfect at the timc and according to the inforniation on the <br />approvcd plans at thc timc of building pemiit issuan� :. <br />G. Ciry strects are to bc kepl cicar of dirt and debris ai all timcs during construction. Dust suppression <br />and strect dcaning must occur as directcd by thc Public Works [nspector. <br />7. On-sitc water main will be stakcd within an casement to the City. The casemcnt will bc subinittcd <br />prior to issuancc of pcmiits. <br />8. As-builts of storni se�ecr, sanitary se���cr, and watcr syslems will be rcquired to bc submitted per City <br />Design and Constniction Standards and Speci(ications for Development. <br />9. Any broken or damaged sidcwalk shall b: repaired/replaced per the City Public �Vorks Inspector. <br />10. Walkways must bc pro��idcd from Bc��crly Blvd. to cach homc. <br />1 l. Detention of storniwater rwioff is rcyuircd in accordance with Ciry standards. <br />12. TYeatment of storni���ater nmoff from pa��ed areas must occur, per Ciry standards, prior to discharge of <br />thc stomiwater from thc <ite or to a slrcam or wcUand. Storniwater trcatment is rcquired when 5,000 <br />square fcct of pavemcnt is crcated by u projcct. <br />13.
