� <br />NON-CONFORMING BUILDING AND <br />CERTIFICATIOIV OP' LOT STATUS /l5-96 <br />PLANIVING DIRECTOR DETERI�ZINATION <br />Applicant: Cun & Janet Bush, 7812 Beverly Blvd., Everett, WA 98203 <br />Descri ion of pro�ertv structure(cl and/or parcel(sl being certified <br />Zoning: R-1, Single Family Residential <br />Legal Description: (See attached legals provided by applicant) <br />Site Address: 7812 Beverly Blvd. <br />Parcel One ('I'ax parcel N3939-007-008-0106), is a 8,000 square ioot lot which is <br />only 50 feet wide. It is developed with a 2,312 square foot single family residence <br />and detached two car garage. The residence meets all setback requirements except <br />for a 4' X 8' bump-out on the soulh side of the house which is located only 4.8 feet <br />from the south side property line. This setback is considered legal non-conforming <br />because the�house was constructed in 1932 according to the Snohomish County <br />Assessor's records. <br />Parcel Two (Tax parcel 1/3939-007-008-0205), is a 5,658 square foot lot which is <br />only 50 feet wide. It is developed with a 528 square foot single family residence <br />only, The residence meets all setback requirements and was constructed in 1932 <br />according to the Snohomish County Assessor's records. <br />The above strucwre(s) and/or parcel(s) meets the City of Everett Zoning Code and/or <br />Subdivision Ordinance in effect at the time of construction or that the conveyance <br />transactions which created the above parcel(s) were recorded in t`�e County Auditor's <br />Office. I hereby find that the above structure(s) and/or parcel(s) are legal non- <br />conforming under the City of Everett Zoning Code and/or Subdivision Ordinance. <br />This certification is subject to revocation if it is found that the information upon <br />which it is based is erroneous. <br />Paul A.
