STAIEMENT FOR MURKER VAIANCE APPLICATION <br />Mr. and Mrs. Murker are the present owners of Lot 27, Block 5, <br />plat of Bererly Park ( at 8014 Beverly Blvd.). <br />Their Lot which is 75 ft by 300 ft. is improved with two single <br />family residences, one being to the rear of the other. Both of <br />the residences are now being served by an existing gravel driveway <br />from Beverly Blvd., the driveway is situated on the south side <br />of the main residence and serves the front main house as well <br />as the rear house. <br />The Murkers are proposing to subdivide their ownership into two i <br />lot with each existing house being on a single lot, because <br />of the width of the existing overall ownership (75.0 ft.) <br />and the position of the existing front house they are proposing <br />a short subdivision utilizing a 20.0 ft easement to serve the <br />lots instead of a 20.0 ft panhandle ownership access to the rear <br />lot. <br />The Murkers are requesting a variance to allow an easement access <br />for two reasons: The distance from the property line to the <br />main house is not enough to allow a 6.0 ft. required sideyard <br />to a panhandle access and also an easement would not effect <br />the minimum lot width required for the front lot. <br />This request would not be detrimental to the public and would <br />allow the continued use of the property as It exists today. <br />Tf this variance is not granted then the Nurkers would not be <br />allowed to subdivide their ownership into two lots. <br />If this variance: and short subdivision is ultimately approved <br />then a non conforming use would be corrected by having each <br />existing structure on a legal lot. <br />The easement if allowed would be used for both proposed lots <br />and a joint maintenance agreement would be established for <br />the future. <br />Legal: Lot 27, Block 5 Beverly Park according to the plat <br />recorded in Vol 8 of plats on page 24 records of Sno.
