Finding: According to the Zoning Code definition of Yards, the <br />Applioant�s fl�ont yard runa parallel to Highland aaross the <br />uidth of the lot. However, thie yard has alweys functioned as <br />the Appliaent�s side yard, sinae his house (which was built in <br />1959) i� oriented towards Beverly Lene. If the lot uere a <br />square-lot, tho Applicant would be able to designete which yard <br />should be considered his front yard. <br />b. Conclusion: Beaed on the orientation of the residence and the <br />existing driveaay in the front yarA, this appears to be a <br />reasonable request, <br />That suah varianoe is neaessary for the preservation and enjoyment of <br />a substantial property rlght of the appellant possessed by the owners <br />of other properties in the same vicinity or zone. <br />a. <br />b. <br />Findin : The City enoourages homeowners to meet off�treet <br />parking requlrements by providing gerages and carports. Many <br />other homes in the neighborhood have attaohed carporLs. <br />Conclusion: The variance would allaw a property rigtit enjoyed <br />by other property owners in the area. <br />3. That the authorizetion of �uch vari�nae will not ba materially <br />detriaental to the public welfare or injurious to property in the <br />vicinity or zone ir which the property is located. <br />
