The subject property is zoned C-1, <br />General Commercial. <br />You have described your business as "architec!��ral �heet metal fabrication and <br />installation". Section 4.020 of the City of Everett Zoning Code defines light <br />manufacturing as "processing or fabrication of materials involving methods or <br />manufacturing processes which do not generate noxious or objectionable impacts such <br />as noise, smoke, dust, vi6ration, odor, or concussion; does not require the use of heavy <br />equipment; and does �ot involve outdoor storage of large quantities of bulk materials or <br />heavy equipment." It appears that your business activity is consistent with this definition. <br />Section 5 of the Zoning Code lists light manufacturing as a prohibited use within the C-1 <br />zone. Therefore, the use of the above referenced property for light manufacturing would <br />not be permitted, as it is in conflict with the City Zoning Code. <br />Currently, light manufacturing is permitted within the C-2, M-M, M-1, and M-2 zones, and <br />in certain circumstances lhe M-S zone. If you desire to pursue manufacturing activity <br />within the C-1 zone, you may seek a rezone of the subject property, however it is <br />uncPrtain at this time whether the Planning Department would support such a request. <br />ThP C-1 zone allows for a variety of retail and commercial activities, however at this time <br />it d�es not allow for manufacturing related activities. If you locate another property <br />which you feel would meet your business needs, and you would like to verify the zoning, <br />and uses permitted on site, please feel free to contact the Planning Department for more <br />information.
