Hux 2153 <br />Everett, WA 98203 <br />RE: II.a 3-93 Retaining Wall <br />Dear Mr. Ullrich <br />INTltODUCTION: Section 39.140 C.5 d of the Everett 2oning Code allows <br />retaining walls within required building setbacks if the retaining <br />wall is: a. not being used for direct structural support of a <br />building, b. is reasonably necessary to provide sunport to a cut or <br />slope, c. will not obstruct or interfere with the vision of vehicles <br />or pedestrians using the street or driveways, and, d. is 36" in i�eight <br />or less. <br />In situations where it is necessary to build a retaining wall higher <br />than 36'�, the Planning director may authorize a higher wall using <br />review process ISA. <br />SACRGRo[1ND: The City of Everett Planning Department has reviewed a <br />proposal to place a retaining wall approximately 7 feet high on the <br />north property line of 7405 Beverly Lane. This wall will be built in <br />conjunction with a proposed 6 unit apartment approved on the property. <br />The wall is necessary to retain fill material to be moved from the <br />south end of the lot to even out the slope for the building and <br />understory parking area. The height of the building will be <br />unaffected by the retaining wall. <br />FINDINGS: After zeviewing the proposed site plan and receiving <br />comments from the City of Everett Public Works Department, the <br />Planning Department hereby grants approval of the retaining wall as <br />shown on the plans on file at the building department under file No. <br />39172 subject to the following conditions and modifications: <br />Location: 2731 Wetmore Avenue <br />GITY OF EVERETT • 3002 Wetmure • Everett.
