For the 53 units proposed, a minimum <br /> of 53 parking stalls are required. (SEPA TYansportation <br /> Policies) <br /> ` l0. A landscape strip a :ninimum of 5 feet wide must be provided <br /> along the entire frontaqes between the street and the parking <br /> :.rea, except for the driveway in compliance with Section <br /> 19.40.050 of the Zoning Code and Section 1.13 of the Standards <br /> and Specifications Manual. The landscaping must consist of I <br /> a. groundcover over a minimum of 75� of the area, and I <br /> b. evergreen trees or shrubs a minimum of three feet in height i <br /> at time of planting to number at least 6 for each 100 square <br /> feet of required landscape area. <br /> The intent of this requirement is to provide screeninq of the <br /> parking area and to shield car lights from shining into the <br /> right-of-way. If berming of the planting areas a minimum of <br /> one foot in height above the level of the parking lot is <br /> provided, plant heights may be reduced to 2 feet. (SEPA Land , <br /> and Shoreline Use Policies) <br /> 11. A minimum of 5� of the parking area must ba landscaped in <br /> compliance with Section 19.40.050 of the Zoning Code and <br /> Section 1.13 of the Standards and Specifications Manual. <br /> Plantinr,s must consist of a minimum of 75� of the area in <br /> groundcover and a minimum of 6 evergreen trees or shrubs for <br /> each S00 square feet of required landscaped area. Plantings <br /> should be a minimum of three feet in height at time of <br /> planting. The intent of this requirement i� to break up the <br /> appearance of large expanses of asphalt. The minimum width of <br /> planting areas is meet this requirement is 4 feet, or 3 feet <br /> inside of curbing. <br /> The site plan submitted for SEPA review does noti show sufficient <br /> interior landscaping. Additional landscaping must be provided <br /> in the interior of the two parking areas. If excess <br /> right-of-way exists on the frontaqe, the City may allow a <br /> portion of the right-of-way to be landscaped in lieu of some <br /> interior landscaping. In this case, the frontage landscaping <br /> must be a minimum with of 8 feet insi�e of curb lines. (SEPA <br /> Aesthetics and Light and Glare Policies) <br /> 12. A landscape strip a minimum of 5 feet wide must be provided <br /> along the entire west property boundary north of the alley per <br /> Section 19.42.030 of the Z�ning Code. This is not currently <br /> shown adjacent to the driveway and the site plan must be revised <br /> to provide the landscaping in that area. The plantings in the <br /> area must consist of sufficient evergreen trees or shrubs a <br /> minimum of 6 feet in height at time of planting to create a <br /> sight obscuring barrier.
