Any grading/fill on this site shaill be dune so as to not impact <br /> the surrounding properties. (SEPA Earth, Land and Shoreline <br /> Use Policies) <br /> 2. Screening of al� outdoor refuse disposal areas must be provided <br /> so that they are not visibie from adjacent properties or public <br /> rights-of-way. The disposal areas must be shown on the site <br /> plan submitted for building permits. (SEPA Aesthetics <br /> Policies) <br /> 3. North Broadway is designated in the City's General Plan as a ! <br /> "gateway" corridor to the City of Everett. The policies in the <br /> General Plan ericourage that "high quality" landscaping be <br /> provided in gateway areas. A landscaping plan for this <br /> proposal, which complies wi•�h all of the standards listed in <br /> this DNS must be reviewed a7d approved by the Planning <br /> Department prior to the issuance �f any Building Permits for <br /> this proposal. The City is espec:ially concerned that extensive <br /> landscaping be provided on the f::ontage of the site. (SEPA Land <br /> and Shoreline Use Policies) <br /> 4. The General Plan policies also encourage that signage in <br /> '�gateway" areas be regulated. The Applicant must provide a <br /> unified siqning plan for the entire site. This plan shall be <br /> reviewed and approved by the Planning Department. One free <br /> standing pole g= ground sign shall be permitted for this site. <br /> Z�he size of the pole sign shall be limited to no more that 100 <br /> sf per side and no more than 25 feet in height.
