The parking design as shown on the site plan dated 10/29/85 encroaches <br /> one foot onto Lots 14 and 15. Said parking shall not encrouch on Lots <br /> 14 and 15 unless an irrevocable easement is provided from Lot 14 and <br /> 15. A copy of said easement shall be submitted to the City at the time <br /> of application for building permits. <br /> 2. A six foot high sight obscurring fence shall be provided on the north, <br /> east, and south sides of the parking lot. Alley access to the parking <br /> lot must be blocked off unless an easement is obtained from the <br /> ad,joining property on the east. <br /> 3• Detailed drawings in aecordance with City design and construetion <br /> standards shall be submitted to the Public Works Department showing <br /> site parking layout, landscaping� utilities� storm drainage� temporary <br /> construction erosion control� and all required improvements in the <br /> public right-of-way. Public Works Department approval of these <br /> drawings is required prior to any permits being issued. All <br /> improvements shall be completed, approved� and rrarranted before the <br /> Occupancy Permit is issued. <br /> �1. A utility connection fee must be paid if the estimated water demand of <br /> the proposed tavern is greater than the aater demand of the existing <br /> building. The pro,jected water demand will be estimated at the time of <br /> building permit issuance. <br /> 5. The side sewer to this building shall be reconstrueted if necessary to <br /> a minimum of 6" diameter.
