The sign permit application will require two copies of the following documents or drawing <br /> revisions: <br /> a. Floor plans, to scale, indicating the doors, windows, walls, stairs, room uses, <br /> fixtures for kitchen and bath at all levels of the structure. The area of the residence <br /> and the area of [he office should be tabulated on the drawings. � <br /> Construction <br /> 1. Since the building was last permitted as a single family residence, the office area within <br /> the single family residence should not exceed 500 square feet, and the office use should <br /> be secondary to the primary residential use of the house by the occupants, per IRC <br /> Chapter 2, definition of dwelling unit. <br /> 2. If the plans indicate that the office area is larger than 500 square feet, then the office <br /> occupancy will trigger a change of occupancy, per IBC section 3411.4 and will require a <br /> code analysis of the proposed uses per IBC chapter 3. A change of occupancy wili require <br /> a separate building permit submittal before the sign permit can be issued. <br /> Upon resubmission of the drawings, plan review wiil resume and your application will be given <br /> priority. All required submittals must be of sufficient detail and information to ensure that the <br /> proposed structure will be constructed in compliance with all adopted codes. <br /> These comments address building issues only. Revisions or additions may be required by olher <br /> departments (Utilities, Public Works, or Planning). Code references cited include the 2009 <br /> International Residential and the 2009 International Building Code (IRC and IBC), and the <br /> ICC/ANSI A117.1-2003 Accessible and Usable Buildings and Facilities.
