Included in lhis license application <br /> were conditions,which must be met in order for a home occupation to be approved. As the <br /> applicant you signed the application acknowiedging the restrictions on home occupalions. The <br /> City of Everett Planning Department reviewed and approved ihis business license application on <br /> December 22, 2003. Included in this approval were several notations,a copy of which was sent <br /> wilh your approved business license. These notations included the following condilions: 1) <br /> Garage sales are limited lo lwo times a year; 2) No client visits to the residence and no display of <br /> products; 3)A use permit is required for retail sales occurring on sile and for lhe display of <br /> products. <br /> A field visit was performed on February 10, 2004, al which time it was noted that the front yard <br /> was set up with tables displaying gift baskets for sale. The display of product and customer visits <br /> to the home is not permitted under the home occupation license approval. IF you desire to display <br /> products and have client visits to lhe home, lhen you will need to apply for a Use Permit. <br /> The Use Permit applicalion is a land use application which is reviewed by various City <br /> departments. The appiication allows an applicant to change the use of a property to another <br /> permitted use in the zone, in your case from a single-family residence into a retail establishmenl. <br /> The change from single family lo commercial uses typically requires some site improvements, <br /> inciuding paving parking areas, installing Iandscaping, and possible building improvements. <br /> Upon review of a use permit application the City will issue a fi:ial decision which will contain <br /> conditions of approval. All of the conditions of approval must be met prior to use of the slructure <br /> for commercial purposes. <br /> At this time the business activity will need to be brought inlo conformance with the approved <br /> home occupation license, which includes lhe prohibition of client visits to lhe_'te, and prohibition <br /> on product displays. If the above conditions cannot be met for your business activity then you will <br /> need to apply for a use permit and comply wilh the conditions of approvai. <br /> We look ioiward lo working with you to resolve this matter.
