Based upon the square footage of the building, a minimum of five on-site parking spaces must be provided. <br /> The required parking must be per Ciry Zoning Code and City Design and Construcdon Standards. To <br /> meet this reyuirement, the removal or modification of the existing catpoR structure may be necessary. <br /> Note: The parking space requirement dces not include the use of the unfinished basement. If the basement <br /> is to be used in the future, a re-evaluation of the parking requiremencs must be conducted. <br /> 2. A Buiiding Permit is required to legalize the change of use for the building. <br /> 3. Accessibiliry for the disabled is required. <br /> 4. Landscaping is required for the proposal. A strip, ten feet wide across the properry's frontage along <br /> Broadway Ave and a five-foot wide strip along the remaining property lines must be provided. Broadway <br /> Ave is designated as a "gateway corridor" in the City's Comprehensive Plan. To enhance the city's image <br /> and create attractive streetscapes along gateway corridors, street trees shall be planted at 20 feet on cenMr <br /> along Broadway Ave. The remaining required landscaping for the site shall be per Section 35.OSO.C, Type <br /> III Landscaping Standards of the Ciry's Zoning Code. Owner must contact thc Ciry's Utility Services to <br /> request installation prior to building permits being issued. <br /> 6. The side sewer for this use must be upgraded to meet Ciry Standards for commercial use. <br /> 7.
