C � <br /> PLANNING DIRECTOR DETERMINATION <br /> Review Process I #01-006 <br /> Landscape Modiflcation <br /> The City of Everett Planning Department grants approval of a request by Carol Lorioux Loup, <br /> 1706 Broadway Ave, Everett, WA 98201 for a landscape modification for the property located at <br /> 1706 Broadway Ave with the following conditions: <br /> . Provide the landsraping as shown on the approved site plan dated 2/13/01 on file with the <br /> City Building Department that was submitted for plan check no #B0102-009. Provide a <br /> minimum 5' wide planting strip along the south property line planted to Type III Standards <br /> and retain all existing landscaping in front setback area and remainder of site. In addition to <br /> the new landscaping, provide a solid sight-screening fence a minimum of 4 feet tall where <br /> the proposed parking area is located adjacenY to the southern abutting property. <br /> The Planning Director approved the landscape modification based on the following:, <br /> r <br /> The subject property is located in the B-2 zone. The proposed change of use from residential to <br /> o�ce does not involve any major additions to the existing structure at 1706 Broadway Ave. The <br /> exterior residential look and character of the structure will remain basically the same with the <br /> exception of ineeting accessibility requirements. The only improvement to the site that will be a <br /> cha�ge in the character is the construction of a new parking area at the rear of the property. <br /> The site is bordered to the north by a commercial building that is loc;ated on the property line <br /> and leaves only about 1 foot between it and the subject building leaving no room for <br /> landscaping. The remainder of the site har existing mature landscaping that will remain as a <br /> condition of this proposal. The only area of the site that coul�i be additionaily landscaped is <br /> along the south property line. This area will be planted five feet wide to Type III Standards. <br /> Subsection 35.070.A. of the City of Everett Zoning Code gives the Planning Director, using <br /> Review Process I, the authority to modiry the required landscaping if the applicant proposes an <br /> alternative method of landscaping that would achieve the intent and purpose oi the landscaping <br /> required in this Ordinance. Review Process I is a written decision by the Planning Director <br /> which approves, disapproves, or approves with conditions the proposal of the applicani (5ection <br /> 42.090). <br /> The applicant may appeal the Planning Director's decision within fourteen (14) calendar days of <br /> the date of this decision. Appeal forms are available from the Planning Department and must be <br /> submitted along with the required filing fee.
