, � � INFORMATION FOR DEVELOPER: The following information is provided for the developers beneflt. These are not SEPA � conditions. All requirements are preliminary in nature, and are based upon the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal must compiy wtth a{I ordinances in effect at the time a complete building permit application is flled, tncluding those not speciftcally set foKh herein. (Exception: For vesting under the Zoning Code, please refer to Section 44 of the Zoning Code). Contact the Planning Department for infotmation regarding appeals processes for the requirements listed in this document. 1. A Public Works Permit is required for this project. Detailed drawings in accordance wilh City Design and Construction Standards shall be submitted to the Public Works Department, showing site parking layout, landscaping, utilities, storm drainage, temporary construction erosion control, and all required improvements in the public nght-of-way. Public Works Department approval of thesa drawings is reqwred prior to any permits being issued. All improvements shall be completed and approved warranted before the Occupancy Permit is issued/final approval is granted. 2. This project must comply with the current City of Everett Building Code. 3. A fire hydrant is required within 200 driving feet but not closer than 50 feet of the structure. Location of the hydrant shall be approved by the Fire Marshal. 4. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust suppression and street cleaning must occur as directed by ,� the Public Wo�lcs Inspector. 5. Any broken or damaged sidewalk shall be �epaired/replaced per the City Public Works Inspector. 6. The design of the fueling and underground storage tank areas must be in accordance with the City Design and Construction Standards and Specifications for Development in effect at the time of application for Public Works permits. 7. Parking must be per City Zoning Code and City Design and Construction Standards and Specifications. For the 2,400 square foot convenience store, a minimum of eight parking stalls are required. One of these stalls must be a designated handicap stall. 8. Placement and sr,reening of refuse disposal areas must be provided per Section 39.080 of the Zoning Code as follows: a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple family, commercial, industrial, and institutional developments and shall not be located in a required front setback area, or street side setback area for corner lots. Where an alley abuts a lot, the garbage receptacles, dumpster, or recycle bin shall be located adjacent to the alley. b. All garbage dumpsters and recycle bins must be screened from view from the street and from adjacent properties. This screening may be done using dense vegetation or by placing the dumpster or recycle bin in a structural enclosure.
